Medini is a master-planned, integrated township within Iskandar Puteri. IIB's current Medini page describes it as the flagship development zone of Iskandar Malaysia. Founded in Tokyo in 1996, Creed Group has spent three decades in principal investment and property management, expanding across Southeast Asia since 2006. The group has delivered before under this very name: Bodaiju Residences Phnom Penh, 928 homes, handed over in January 2020.

In Malaysia, the group has worked a single township for over a decade: present in Medini since 2013, wholly owning the local entity since 2015, with the ION commercial precinct in Zone C completed and certified. Bodaiju is the residential chapter of that patience.

( 1 )Where exactly is Bodaiju Residences?

Bodaiju Residences is on Parcel C11, Jalan Medini Sentral 5, Medini, 79250 Iskandar Puteri, Johor, Malaysia. The site is about 9 km from the Second Link (Sultan Abu Bakar) checkpoint towards Singapore, and the nearest bus stop is 100 m from the door.

( 2 )What is the selling price?

Tower A's KPKT-licensed advertising range is RM299,000 to RM659,000, across four layouts from 463 to 1,012 sq ft. The entry-priced units were the first to be taken up, so what remains moves with the stock — ask in chat and we will send today's price list. Tower B pricing is to be confirmed.

( 3 )How many units and what sizes?

Bodaiju Residences has 802 homes across two towers. Tower A (405 homes, first phase) offers four layouts: Type A 463 sq ft (1 bedroom), Type B 753 sq ft (2 bedrooms), Type C 893 sq ft (3 bedrooms) and Type C1 Dual Key 1,012 sq ft (3 bedrooms, two entrances).

( 4 )How do I commute to Singapore? Will the RTS Link help?

Bodaiju is about 9 km from the Second Link (Sultan Abu Bakar) checkpoint, the practical crossing for Medini residents. The RTS Link, targeted to open in January 2027, runs from Bukit Chagar in JB city centre to Woodlands North in about 5 minutes, but it does not serve Medini, which is roughly 25 km from Bukit Chagar. Buyers who commute daily via Tuas are the natural fit for this location.

( 5 )How much parking is provided?

1,446 bays across seven levels (Ground to Level 6), including 80 visitor bays. Type A and B receive 1 bay; Type C receives 2 bays or 1 tandem; Type C1 receives 2 bays. EV charging is provided from day one.

( 6 )What are the maintenance charges?

Estimated RM0.32 per sq ft monthly, plus a sinking fund of 10% of the maintenance fee. Worked through at that rate: Type A (463 sq ft) ≈ RM163 a month, Type B (753 sq ft) ≈ RM265, Type C (893 sq ft) ≈ RM314, Type C1 (1,012 sq ft) ≈ RM356. Estimates at the developer's published rate; the final figure is set by the management body.

( 7 )Is Bodaiju a certified green building?

Yes. The developer publishes Bodaiju Residences as a GreenRE-certified development. GreenRE is the green-building standard set up by REHDA, Malaysia's property developers' association: it assesses a building's design for energy efficiency, water efficiency and indoor environmental quality. Since the towers are still under construction, the certificate at this stage speaks for the design; the final assessment is made on the completed building. What it means in practice: lower energy and water overheads by design, and a recognised benchmark for ESG-minded buyers and corporate tenants. Ask in chat if you want the certificate particulars and we will get them from the developer.

( 8 )When is completion, and what warranty applies?

Three reference points, and it is worth knowing which is which. MGB, the Bursa Malaysia-listed main contractor, targets the first phase for November 2027. The developer's sales kit gives Tower A's expected completion as 24 months from the date of your Sale and Purchase Agreement. The statutory estimate on the KPKT advertising permit is August 2028. Plan around a 2027 to 2028 handover. Tower B is to be confirmed. The defect liability period is 24 months from vacant possession, under developer licence (APDL) 30949/01-2030/0005 (N), a number you can verify yourself on the national housing portal at teduh.kpkt.gov.my.

( 9 )What is known about Tower B so far?

Tower B is the second phase: 397 homes over 31 storeys, and its pricing and completion date are not yet confirmed. What the developer's January 2026 documents do set out is the mix — alongside the four Tower A layouts, Tower B adds six sub-types with private accessory parcels: A1 (463 sq ft + 194 sq ft parcel), B1 (753 + 323), B2 (753 + 280), B3 (753 + 323), C2 (893 + 400) and C3 (893 + 409). If a ground-linked format suits you better than a standard floor plate, that is the phase to watch — ask in chat and we will flag you when Tower B particulars firm up.

( Ownership & Money )

( 10 )Can Singaporeans and other foreigners buy Bodaiju Residences?

Yes, any nationality can buy at Bodaiju Residences, and there is no Bumiputera quota. On price, Johor's floor for foreign buyers is RM1 million, and whether a particular unit sits below it is a question for the developer's solicitor, answered in writing before you commit. Johor state consent is required either way: on a serviced apartment under RM1 million the approval fee is RM50,000, plus RM2,000 to lodge the application and a transfer registration fee set by price.

( 11 )How does Johor's RM1 million minimum price apply to a foreign buyer in Medini?

Foreign buyers in Johor normally face a RM1,000,000 minimum purchase price. Johor also prices a state approval for serviced apartments sold below that figure, so the category is real. What nobody has produced is a document naming Medini as a whole, or any particular unit, inside it. The market talks as though it is settled for the entire zone, so ask the developer to put your unit's position in writing. Johor state consent is required either way, and Medini is not exempt from it. At these prices the application is decided by the Director of Lands and Mines Johor rather than the State Authority, and the approval fee falls due within thirty days of the approval letter.

( 12 )Do I need MM2H or a visa to buy?

No. You do not need MM2H, residency or any visa to buy at Bodaiju Residences. MM2H is a separate residency programme; some buyers pursue it later for longer stays or higher loan margins, but it is not a condition of purchase.

( 13 )What is the land tenure, and what happens after 99 years?

Bodaiju is held under a 99-year lease over the parcel, running from 28 December 2015, the standard structure for Medini. That structure was upheld as valid by Malaysia's Court of Appeal on 29 April 2025. At expiry the land reverts to the lessor unless the term is renewed or extended. No current official source reviewed for this site confirms a general right or programme to convert Medini private leases into freehold; any such possibility would depend on the specific title, lease documents and approvals, so ask the developer for written, property-specific confirmation and have an independent Malaysian property lawyer read it.

( 14 )What taxes and fees does a foreign buyer pay?

As at 2026, a foreign buyer of a Malaysian residential unit pays a flat 8% stamp duty on the transfer (effective 1 January 2026, based on the date the transfer is executed), plus a Johor state consent fee of 3% of the purchase price subject to a state minimum, plus legal fees. Since 1 July 2025 the general residential minimum is RM30,000; for serviced apartments priced under RM1,000,000 the published minimum is RM50,000. Bodaiju units are serviced apartments below RM1,000,000, so budget on the RM50,000 figure. On sale, RPGT is 30% within five years of purchase and 10% thereafter for foreigners. Have your lawyer confirm the figures for your own transaction.

( 15 )Can a foreigner get a Malaysian home loan? Can I use CPF?

Yes, foreigners can borrow from Malaysian banks, typically at 60 to 70% loan-to-value. For Bodaiju, Bank Islam, Bank Muamalat and RHB have approved end financing, with Affin Bank, Public Bank and CIMB pending. Singapore CPF savings cannot be used for Malaysian property; plan for the down payment in cash.

( 16 )Can I rent out my Bodaiju unit on Airbnb?

Yes. Bodaiju Residences is held under a Service Apartment Title and the development itself permits short-stay letting, subject to the building's house rules and the applicable local registration and tourism tax obligations. We work with a short-stay management company that can furnish, list and run the unit for an owner who lives elsewhere. There is no guaranteed income in that arrangement, and we publish the risks alongside the arithmetic.

( 17 )Is Bodaiju related to Forest City or Country Garden?

No. Bodaiju Residences is developed by Creed Property Malaysia Sdn. Bhd., a wholly-owned subsidiary of Creed Group, a privately-held Japanese real estate group established in Tokyo in 1996. It has no relationship with Country Garden, Forest City, or any Chinese developer.

( 18 )Has the developer delivered before?

Yes. Creed Group completed Bodaiju Residences Phnom Penh (928 homes) in January 2020, and has completed the ION commercial precinct in Medini Zone C, where the Bodaiju sales gallery now sits. Bodaiju Medini is constructed by MGB Berhad, a Bursa-listed contractor under LBS Bina Group, with RDC Architects on design.
